We always recommend home inspections as part of your purchase. When in a multiple offer you could be up against another buyer that does not have a home inspection contingency and that is hard to beat. Yet, other terms of your offer can sometimes overcome that….here are just a few general strategies…

  • strong offer price
  • strong earnest money
  • flexible closing date
  • strong down payment
  • purchasing with cash
  • having an inspection yet having it not be contingent on an inspection
  • having an inspection contingency but noting a guarantee amount of “up to $xxxx in inspection related findings, the buyer will proceed forward without any requests of the seller”
  • allowing the seller to remain after closing to give them some flexibility on their move
  • should the appraisal come in under the final sale price buyers are closing that gap with cash

There are so many different possible strategies that we discuss with our clients with hopes that they are victorious.
